Handymen in Mississippi can do remodeling work up to $10,000 and new construction up to $50,000 without a license. A Remodeler’s License or Contractor’s License is required to perform work beyond that.
What Can an Unlicensed Handyman Do in Mississippi?
Compared to some other states, Mississippi allows handymen to do a lot. Legally, a handyman can perform up to $10,000 worth of remodeling work and $50,000 worth of new construction without a license.
However, the State of Mississippi requires licenses for certain specialty trades, such as electrical, plumbing, or HVAC. A license is required for anyone working with these trades regardless of the dollar amount of the project, including subcontractors.
In addition, anything that involves working on fire sprinkling systems requires a commercial license for public projects over $5,000 and private ones over $10,000.
What Can You Do With a Residential Remodeler License in Mississippi?
Unlike a contractor’s license, a Commercial or Residential Remodeler’s License only allows you to modify existing structures, not construct new ones. A remodeler’s license also does not cover specialized trades like electrical work. These trades have separate licenses.
You can take on some fairly major projects in excess of $10,000 with a Remodeler’s License, including:
- Remodeling a kitchen
- Converting one type of room to another (for example, an attic to a bedroom)
- Finishing a basement
- Replacing flooring
- Removing/adding a wall
Here are some examples of projects that someone with a remodeler’s license cannot do:
- Constructing an addition to a home
- Constructing accessory buildings such as gazebos or storage sheds
- Electrical, plumbing, or roofing work
How to Get a Remodeler’s License
Getting a Remodeler’s License in Mississippi is the same basic process as other types of licenses; submit an application to the Mississippi State Board of Contractors, pass an exam proving you have the requisite knowledge, and pay a small fee. You can learn more at the Mississippi State Board of Contractors website.
Getting a Contractor License for Larger Projects
For any jobs that fall outside of what a Remodeler’s License permits, you’ll need a contractor’s license from the Mississippi State Board of Contractors. Mississippi offers commercial and residential Contractor Licenses, which cover their respective fields of work. However, the Magnolia State also offers General Contractor Licenses, which cover both fields.
A Contractor’s License in Mississippi is valid for one year. Renewal is the responsibility of the license holder.
